This certificate confirms the current energy efficiency status of the property and is a mandatory requirement of the Home Information Pack (HIP).
In addition, the EPC shows what additional energy saving measures can be applied to improve the thermal efficiency of the property, thereby reducing heating bills and carbon emissions.

Q1. What is included in an Energy Performance Certificate - EPC?
It shows how energy-efficient your home is. Using colour charts it records your current energy rating and compares this with a potential rating to which the owner should aim, for both energy efficiency and environmental impact.
Q2. Does an EPC need to be completed before a property is put on the market?
Yes, the certificate must be attached to the property details as supplied to potential buyers, by the estate agent. Proof must also be provided that the legal documents and searches have been ordered by your Home Information Pack (HIP) provider.
Q3. How long does an energy performance assessment take?
Normally up to 2 hours on site. Following calculations the certificate will then be forwarded promptly to your HIP provider.
Q4. Will I need to be at home?
Preferably, the surveyor will need to ask a few simple questions, as well as accessing areas of the property including the main boiler and loft areas. The surveyor will also need to take photographs as evidence for the data they collect.
Q5. Who has access and permission to view an Energy Performance Certificate?
Permission to view the contents of an EPC by estate agents or prospective buyers must be given by the owners of the pack.
